Disabled Access

The public lounge, bar and restaurant are all located on the ground floor of the hotel and have disabled access. We have one bedroom on the ground floor of the hotel which is equipped for disabled use.

Child Policy

Some rooms are large enough to accommodate extra beds/cots for children under the age of 12. An additional charge of £20.00 per child, per night B&B will apply when sharing a room with 2 full paying adults.

No high chairs or young children are allowed in the Dining Room at Dinner. A supper menu is available at 6 pm by prior arrangement, this menu is not available after 7 pm. Childrens portions of the Dinner menu are available at 2/3 published price.

Dogs Policy

Dogs are welcome in our standard bedrooms. Dogs are not allowed in the public areas of the hotel. We request that you advise us in advance if bringing a dog. A charge of £20.00 per dog, per stay will apply. Dogs must not be left unattended in the room and must be kept under control at all times. The hotel reserve the right to charge for special cleaning and compensation for loss or damage in rooms.

Riverside

The 16 restful Riverside Rooms lie a mere 100 yards from the Main House, linked by a lit pathway through the garden, alongside the famous River Tay.

The most peaceful of settings, our Riverside rooms transport you away from the hustle of the modern world. Each ground floor bedroom has its own patio, overlooking the River Tay. First floor rooms have a private balcony with stunning views over the river and the surrrounding countryside.   All provide the same hotel luxury of the Main House.

Within Riverside are two very spacious ground floor Suites.  Each has a private lounge area, with views of the surrounding countryside. Ideal if you are planning to make Ballathie as base for a week or so.

All rooms are en-suite with luxury bathrobes and amenities, trouser press, hairdryer, freeview t.v. and wireless internet access.

There is a lift in the Riverside building which takes guests to the first floor.

Ballathie has a reputation for outstanding culinary excellence; Winner of World Junior Masterchef Challenge (2002) and and Scottish Chef of the Year (2000). Ballathie holds
2 AA rosettes.

The lunch and dinner menu change daily and encompass a wide variety of fresh local produce. The Head Chef creates dishes combining traditional Scottish classics with a modern twist, which one Taste of Scotland Inspector described as "exceptional".

Ballathie House offers an impressive classic wine list of around 350 wines, representing all the fine wine regions of the world at very reasonable prices.

How to get here

By Road: From M90 Continue on the M90 to the Broxden roundabout junction with the A9 to the west of Perth. Join the A9, heading North, following signs for Pitlochry & Inverness. Remain on the A9 for 4 miles. Leave A9 at the slip road for Luncarty and join B9099 for 4 miles, continue through Stanley, and turn right at West Tofts, following the signs for Kinclaven and Ballathie House. Motorway to Perth, (follow signs for Inverness) two miles north of Perth, take B9099 through Stanley, turn right at sign for Kinclaven (& Ballathie). OR off A93 at Beech Hedges, follow signs for Kinclaven (& Ballathie). From Edinburgh Take A90 and cross the Forth Road Bridge towards Dunfermline. Join the M90 and follow the directions above. From Glasgow Take A80/M90 towards Stirling. Join the M9 heading north to Dunblane. Join the A9 to Perth. Follow directions above. By Air: Edinburgh Airport is 50 miles (1 hr) away Glasgow Airport is 75 miles (1 hr 30 mins) away Helicopter landing area at hotel.

We received our stay here as a gift, we were maybe not their target clients as we felt very out of place as a younger couple (25). Dinner at the restaurant was amazing and service was very good. Unfortunately we weren t informed about breakfast times, it was in their handbook but I must have missed it. Finished at 9:30, they kindly called us to let us know however when we went down 5 minutes late the impression we got from the waiter was the feeling of a child in trouble, they were not outwardly rude but you got the feeling they were annoyed. In checking they didn t have any note of the booking being through off peak luxury, I had the voucher and email with me and this was sorted again but the feeling from the member of staff was that it was my fault. No big issues just a couple of things that could have been sorted upon check in.
Beautiful place for walks and dinner however their short meal times meant we were ravenous from checking in at 2 and eating at 7 as we had left home around 11. But our dinner was outstanding!!

I had always wanted to stay at this hotel, however, never quite made it until now and it was well worth the wait. Our room was light and spacious and had great views over the garden leading down to the river. The staff were friendly, courteous and engaging and the food was amongst the best I've tasted. The whole stay felt like we were living in a beautiful home rather than an hotel.
It is certainly a venue we will visit again and are happy to tell all our friends about.

Location - Beautiful situation on the river Tay, giving access to many attractive walks.  Room - Large and well appointed, with several windows giving views to the forest; an excellent shower and separate bath.  Public areas - Very attractive and well furnished lounges and bar.  Service - Excellent, friendly staff who were very helpful to tailor the menu to suit our needs.  Food - Well presented, interesting items for both dinner and breakfast. Good, varied wine list.
