Home truths
- Some rooms in the eaves of the hotel (second floor) have sloped ceilings and a steeper flight of stairs
- The walk down to the beach cove does not take long, but is sharply up hill on the way back!
- The hotel occasionally runs themed dining nights. On these nights there is no alternative menu served but guests can use their dining allowance towards the event menu, or any other food during their stay.
- The hotel does not accept requests for specific room numbers.

Electric vehicle charging:
There is an EV charging station in the car park at Orestone Manor. This is available for £25 per night.

Disabled Access
With the exception of the Garden Room, all of the rooms at Orestone Manor are on the first floor or above with stairs to all rooms.
The stairs are steep in places and are not suitable for guests with mobility issues.
The hotel does not have any accessible bedrooms.
The hotel does not have a lift.
Single Occupancy Policy
If you're a solo traveller, a £15 deduction from the package price per room will be taken to accomodate you.
Child Policy
In August Orestone Manor operates as an Adults Only hotel.
Children are welcome the rest of the year for an additional £25 B&B per night.
Children requiring a cot stay free (with a cot provided on request). One extra bed will fit in some of the Superior rooms and all the Feature rooms. The Horsley Suite will accommodate up to 2 children.
Please contact us to check family room availability.
Children 10 and under are not allowed in the main restaurant after 7pm (but can dine from the same menu in the Conservatory).
Dogs Policy
Orestone Manor is not dog-friendly.
The Rooms at Orestone Manor
Hot Tub suite
These Deluxe Double Suites consist of two Coach House suites and a Garden Suite with a private outdoor hot tub.
Situated just 50 metres from the main hotel, there are two coach house rooms which each offer a spacious downstairs bedroom with ensuite double shower. The bedroom leads out onto a private courtyard with a stylish outdoor hot tub. Upstairs is your living room with bi-fold doors that extend out to a balcony affording far reaching views across Babbacombe Bay and beyond.
The third Hot Tub room is the Garden Room which is connected to the main house with private terrace, this room enjoys complete privacy. Please note this does mean you have to step outside for a few paces to get to and from the public areas of the hotel.

Horsley suite
This grand, spacious bedroom is the largest room in the hotel. Named after John Callcott Horsley, this superior suite has large sash windows with splendid sea views and a king size brass, four poster bed.

Deluxe room
The Deluxe bedrooms are wonderful bedrooms with key stand-out features. These rooms are all located on the prime first floor whether it's a balcony, sleigh bed, roll-top bath or bathroom with sea view you're looking for, these rooms are perfect for a longer stay or special occasions.

Room 4 - Spacious 1920s style chic bedroom with large south facing bay windows, offering stunning sea views. Contemporary, character bathroom featuring large double shower, 'his and hers' twin sinks and stunning stand-alone roll top bath. Bespoke style furniture and room to relax. Perfect for a longer stay.
Room 6 - Spacious luxury room with super king bed (can made up as a twin). Private balcony, with distant sea views depending on the time of year. Stunning bathroom with stand-alone bath, 'his and hers' sinks and walk-in shower
Room 3 - Feature William Morris wallpaper and attractive art deco furnishings. This room is one of the most popular in the hotel with a large 'sleigh' bed and far reaching views towards the sea. The elegant bedroom enjoys a separate seating area in the large bay window. Tropical styled bathroom, with separate bath and shower and a separate toilet room.
Superior room
The Superior rooms are large and spacious. Situated on either the first or second floor, these three rooms are stylishly appointed. Each features a spacious en-suite bathroom, typically with a shower overhead. These rooms have either direct or partial sea views from some aspect of the room or balcony area.
